What is the Help to Buy: Equity Loan?

The Help to Buy: Equity Loan scheme is available to first-time buyers as well as homeowners looking to move. 

With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won’t be charged loan fees on the 20% loan for the first five years of owning your home.

The scheme is currently available on new build homes valued up to £600,000 – applicable to all private sale homes at Birnam Mews!

Help to Buy Extension

The Government have recently extended the deadline for homes to be finished in order to comply with the Help to Buy scheme end date to ensure customers do not miss out if there has been a delay in the construction of their new home due to the coronavirus pandemic.

Under the current scheme, new homes would needed to have been finished being built by the end of December – the extension will mean the deadline will now move to 28 February 2021, helping thousands of customers to get the keys to their new home. The deadline for the legal completion of the sale will remain the same – 31 March 2021.

How long will the Help to Buy: Equity Loan scheme run for?

The current Help to Buy: Equity Loan format will run until March 31st 2021. A new scheme has been confirmed to run from April 2021 until March 2023, but this will be restricted to first-time buyers only and have regional price caps dependant on where the home you are buying is located.

What are the regional price caps?

These regional price caps will come into effect from April 1st 2021. Birnam Mews is located in the West Midlands and the regional price cap will be £255,600. This means that if a home is over this value, you will unfortunately be unable to purchase through the Help to Buy Equity Loan scheme.
