Bringing together thoughtfully designed homes, green open spaces and excellent connections to Manchester city centre, Bold Street Pavilion is transforming a derelict site into a vibrant new neighbourhood in Old Trafford.

Developed by L&Q in partnership with Lovell Homes, this exciting new development will deliver 147 high-quality homes, creating opportunities for buyers at every stage of life. But what truly sets Bold Street Pavilion apart is the vision behind it.

Meet the Architect

To discover the thinking behind Bold Street Pavilion, we sat down with Levitt Bernstein, the architects behind the development. From creating green, people-focused streets to reintroducing the character of traditional Trafford neighbourhoods, they shared the inspiration behind this exciting new community.

“Our starting point was really a question: what are streets for?” says Gillian Harrison, Associate Director at Levitt Bernstein. “We wanted to create a new neighbourhood that put people at its heart, somewhere children could play out, where neighbours would naturally bump into each other, and where coming home felt like arriving somewhere with a real sense of community.”

That vision became the foundation for Bold Street Pavilion’s design. The masterplan prioritises walkability, green space and community interaction, creating a place that feels connected both to its residents and its surroundings.

Inspired by Old Trafford

Drawing inspiration from Old Trafford’s traditional terraced streets, the architects reinstated a historic street pattern that had been lost over time, creating a neighbourhood that feels connected to its surroundings while offering a fresh approach to modern living.

The nearby spire of St Mary’s Church acts as a focal point throughout the development, while pedestrian routes draw greenery from the neighbouring park into the heart of the scheme. Gillian says “The rhythm along the streets is something I really love. You get that familiar, lively quality of a Trafford street.”

Carefully considered details, from welcoming porches and distinctive brickwork to characterful street corners and homes overlooking green spaces, help create a neighbourhood with a strong sense of identity.

Green Spaces at its Heart

At the heart of the development is Green Mews, a landscaped pedestrian street featuring planting, rain gardens and play spaces woven throughout. This green route connects neighbouring parkland with Church View Gardens, a peaceful communal space nestled beneath mature trees with views towards St Mary’s Church. Residents can also enjoy “Spire Walk”, an ecological trail lined with wildflower meadows, designed to encourage exploration and provide opportunities for children to engage with the natural world.

Every home benefits from its own defined front garden, creating a welcoming transition between public and private space, while larger homes along the park edge enjoy leafy outlooks across mature green spaces. For Gillian and the team, creating a sense of community was just as important as creating beautiful homes. Gillian says “There’s no hierarchy here. The design is entirely tenure-blind, and I think that says something important about what this neighbourhood is for: people.”

Designed for Modern Life

Every home at Bold Street Pavilion has been carefully considered to support modern living, from practical storage solutions to family-friendly layouts and flexible living spaces. Gillian says “We think about the smallest details. Where you put wet coats when you come in, how the kitchen connects to the garden, whether there’s enough storage so the house doesn’t feel chaotic.”

It’s this attention to everyday living that helps make a house feel like home.
