A vibrant new East London community
Delivered by master developer Barking Riverside Limited, a joint venture between L&Q and the Mayor of London. Barking Riverside is one of Europe’s largest residential regeneration projects and forms part of the wider Thames Gateway redevelopment zone.
Covering 443 acres, it is transforming this historic industrial site once occupied by Barking Power Station into a vibrant riverside community with thousands of new homes, green spaces, schools, commercial facilities, and improved transport connections. Barking Riverside stands out as one of the capital’s most significant regeneration projects and a key residential legacy for the future.
Barking Riverside is currently home to 7,500 residents. Key infrastructure already delivered includes Barking Riverside station providing connections to central London via the Suffragette line. River transport is available from Barking Riverside Pier, with daily services operated by Uber Boat by Thames Clippers. In addition, three 24-hour bus routes run through the development providing connectivity at all times of the day and night.
Barking Riverside will be home to seven new schools, with five already open and welcoming pupils. At the heart of this growing educational community is Riverside Campus — a dedicated learning hub bringing together schools for all stages and needs. It is home to Riverside Primary School, the highly regarded Riverside School (secondary), and Riverside Bridge School, which supports pupils with special educational needs, alongside a choice of nurseries.

Creating a new community lies at the heart of Barking Riverside’s vision. Two vibrant hubs are already bringing people together: The Rivergate Centre and The Wilds.
The Wilds is a flexible, bookable event space designed to host a wide range of activities, and it is home to the independent coffee shop GROUNDED — a welcoming spot for residents to meet, work, and relax. Meanwhile, The Rivergate Centre offers a dynamic mix of facilities, including event space, a multi-faith room, community halls, and outdoor sports pitches.
Coming soon is The Circus — a new public open space that will provide play areas and leisure facilities, as well as a new GP neighbourhood practice, further strengthening the area’s growing community infrastructure
Barking Riverside will feature an extensive network of cycling and walking routes, together with more than 80 hectares of ecological habitat, creating a greener and healthier place to live. Sustainability is further enhanced by a state-of-the-art underground recycling and waste management system, Envac, which is already operational in all occupied homes and will be extended to future phases of the development.
The development is constantly evolving. In summer 2024 a new Outline Planning Application was submitted for the existing masterplan ensuring it can be flexible and sustainable whilst delivering up to 20,000 vitally needed homes. It proposes mire green space, better connectivity, two additional primary schools and improved access to the River Thames.
