Shared Ownership

Shared Ownership is a government-backed scheme helping first-time buyers to take their first step onto the property ladder. The scheme allows you to purchase a share in a property (usually between 25% and 75%) and pay rent on the remaining portion. As you will only pay a deposit on the share you are purchasing, deposits are usually much lower compared to when buying on the open market.

Over time, you can buy additional shares as your financial situation improves, eventually owning your home outright, through the process of staircasing.

Resale

If you’re eligible for Shared Ownership, it’s worth looking into buying a Resale home. Resale properties are pre-owned Shared Ownership homes that the current owner now wishes to sell. You’ll buy either the percentage that the current owner has purchased, or more if you can afford it (up to a maximum of 75%).

With Resale homes, viewings take place with the current owner – a real bonus for some insight into the local area! Also, these kinds of homes are available to any eligible applicant, even if they are from outside the area (something you cannot always do with brand-new Shared Ownership homes).

Just like with the new-build Shared Ownership model, you have the option to buy more shares in your home in the future, depending on how your financial situation improves. Market Sale

We also offer homes for traditional market sale. Whether you’re a first-time buyer, you’re looking to move up the property ladder or you’re interested in downsizing, buying a market sale home with us could be the right fit for you. As our market sale homes are new-builds, they benefit from eco-friendly design alongside modern features, and provide you with a blank canvas, so you can really make your new home your own.

London Living Rent

For those who want to save for a deposit whilst renting in the capital, London Living Rent could be the right choice for you. LLR offers homes to rent at a lower cost than the average market rate, helping you save for a deposit to buy your home in the future.

All properties on the LLR scheme guarantee tenants of an assured shorthold tenancy of a minimum of three years and a maximum of ten, giving you a sense of security while you save for a deposit at your own pace.

Reflecting on his experience with L&Q, LLR tenant Eoin says, “The assured shorthold tenancy of three years means that the pressure is off. In my last private rental, I was in a rolling contract and the way that London rents are at the moment, I was getting to the stage of struggling financially. Private Rented Scheme

If flexibility is what you need, our Private Rental Scheme offers high-quality rental properties in prime locations across the capital. The PRS arm of L&Q, Metra Living’s standard rental agreement is 12 months, but in some circumstances, we may be able to offer tenancies from 6 months.
